Reaction of Realtors on Union Budget 2024

In today's Budget 2024 speech, the Finance Minister unveiled a comprehensive plan aimed at steering the country towards economic stability and growth. The budget prioritizes sustainable development, digital transformation, and social equity, with significant allocations for healthcare, education, and infrastructure. Key highlights include substantial investments in renewable energy and green technology, aimed at reducing the nation’s carbon footprint. The budget also introduces new tax incentives for businesses and relief measures for low- and middle-income families to stimulate economic activity and ease financial pressures. Education and healthcare sectors see a boost in funding to improve access and quality. Emphasizing fiscal responsibility, the budget outlines measures to reduce the national deficit while promoting job creation and innovation. This balanced approach seeks to ensure long-term economic resilience and inclusivity, addressing both immediate needs and future challenges.

*Vikas Garg, Joint Managing Director, Ganga Realty*, commented, “We welcome Budget 2024 wholeheartedly as it introduced PMAY Urban Housing 2.0 with a budget allocation of Rs 10 lakh crore. It will help the lower strata of society residing in slums and ghettos to get a permanent roof over their heads. The central government will incentivize housing projects with financial aid of close to ₹2 lakh crore which will be given to the needy people at subsidized rates. Furthermore, Rental housing was also the cynosure of the Budget which will be built on PPP mode for the amelioration of industrial workers. Moreover, the Budget proclamations raise hopes and aspirations for a bright future ahead in terms of both infrastructure and housing.”

*Neeraj K Mishra, Executive Director, Ganga Realty*, “As one of the largest employment-generating sectors in India, a renewed focus on employment creation in the Union Budget 2024 is noteworthy and will attract upskilled talent in real estate too. It also recognizes infrastructural development as one of the critical growth propellers and promotes state-level infrastructural developments to attract key investments in different parts of the country. With the promulgation of PMAY Urban Housing 2.0 and the earmarking of 10 lakh crore for the programme, the government once again prioritizes its core agenda of achieving Housing for All in Budget 2024. Providing homes at subsidized rates will be instrumental in alleviating thousands of people from a life of poverty and destitution and imbuing their lives with one of the qualitative facilities, which is also a crucial marker of judging the quality of life- housing. While allocating fresh budgets for emboldening housing has become a commonality in Budget announcements, the focus on rental housing for industrial workers, which will be taken up in a PPP mode, comes off as a good surprise and a refreshing step towards promoting diverse forms of housing.”

*Saransh Trehan, Managing Director, Trehan Group*, “In the Budget 20024, the status quo on Infrastructure spending was maintained and comprises ₹11.1 trillion which equals 3.4% of GDP. The essentiality for Housing for All becomes the mainstay for Budget 2024 yet again as the announcement of PMAY Urban Housing 2.0 becomes one of the salient attractions. Under the scheme, the government offers to provide homes at subsidized rates and allocates Rs 10 lakh crore for the initiative. The introduction of Rental housing to be built on PPP mode and upsizing of retail infrastructure will be crucial in empowering the real estate sector and housing segments and promoting all forms of property developments in the metro as well as Tier 2 and 3 cities.”

*Dushyant Singh, Director, Orion One 32*, “The Union Budget 2024 offers some promising roads to development, urbanization, and infrastructural developments. The announcement of Urban Housing 2.0 with a budget allocation of ₹10 lakh crore will secure the lives of thousands of people struggling to make two ends meet and living in makeshift homes in urban cities and towns. The availability of homes at subsidized rates will incentivize them to invest in properties. On the other hand, the government’s focus on rental housing expected to be built on PPP mode is also approbation-worthy and designed to improve living conditions for industrial workers.”

*Mr. Shiven Vikram Bhatia, Executive Director, Splendor Group*, “The Budget 2024 betokens a pivotal moment in India's housing, infrastructure, and real estate sector. The introduction of PMAY Urban Housing 2.0 with an allocation of ₹10 lakh crore underscores the government's unwavering commitment to achieving Housing for All. This substantial investment will not only provide subsidized housing to those in need, uplifting thousands from poverty and enhancing their quality of life, but also stimulate economic activity across the real estate market. Moreover, the Budget's focus on infrastructure development, with strategic investments in roads, railways, and urban amenities, is set to drive robust growth in the real estate sector. The commitment to improving connectivity and urban infrastructure will undoubtedly attract more investment, enhance property values, and improve the living standards of millions. However, a contemplation on rebates on cement rates would have been appreciated, in its entirety, the Union Budget holds doors to enhanced development, growth, and infrastructural progress.”

The conclusion of today's Union Budget 2024 speech underscored the government’s commitment to revitalizing the real estate sector, recognizing its crucial role in the nation's economic development. Emphasizing affordable housing, the budget introduced increased funding for urban and rural housing schemes, aiming to make homeownership more accessible to all socio-economic groups. Tax incentives for first-time homebuyers and reductions in stamp duty were announced to stimulate property purchases. The budget also highlighted measures to streamline regulations and improve transparency in real estate transactions, fostering a more robust and trustworthy market environment. Additionally, significant investments in infrastructure development, such as transportation and utilities, were outlined to enhance the overall livability and connectivity of emerging urban centers. By addressing key challenges and providing substantial support, the Union Budget 2024 aims to bolster the real estate sector, driving economic growth and ensuring sustainable urban development.

Understanding the Professional Ethics

Professional ethics is the application of the basic principles of honesty, sincerity, and truth. This term is defined set of rules that a member of a profession must abide by to maintain their good standing with the licensing authority that permits them to operate within their profession. A proactive approach to professional ethics is all about seeking out and positively serving to public interest. Professional ethics, focus on identifying the purpose of particular services and making sure this purpose is accomplished and complete with integrity.

Professional ethics is taking responsibility for any damaging ramifications of your actions, it means confessing to failures and taking responsibility for the result, be it an error in judgment, or a faulty part in a wrong action.

Each profession has different purposes and different boundary lines to adhere to and virtues to continue. Those professions in which ethics play a pivotal part such as Medical, education, legal, government, engineering, business etc are working toward common virtues and consequences.

There are many modest human beings in all paths of life. There are also lots of scams masquerading as pure upstanding professionals. Every association have their standards to which their members are supposed to adhere. Look how many lawyers, doctors, land agents, Police officers are in custody for not upholding the standards. Think how many others there are, by anecdotal evidence.

It is just similar to what happened on March 24, 2018 in the Capetown cricket test match between South Africa and Australia Sandpapergate was caught on camera the cricketers involved in the incident came forward and accepted full responsibility and the coach who was the Supreme commander also accepted, and they all were punished with suspended for a long time.

The Hippocratic oath undertaken by medical students is one such example of professional ethics that is adhered to even today.

Examples of professional values in an individual are -
 • the honesty of never denying the truth of everyday reality.
 • Responsibility for acts and omissions.
 • Understanding the formality of known and known aspects.
 • Respect of the situation and circumstances.
 • The honour of holding the standards and values of living your life, whatever the cost.
 • Resolution of never giving up or admitting defects to find the best solution to a problem.

If each profession is performing with integrity and representing their roles to the best of their ability then you increase the likelihood of having a stable and prosperous economy.

Whatever you believe, hard and fast rules do not apply. Sometimes common sense and justice override rules. It’s why we have judges and courts for appeals.

Crimes are committed by any high-status Passionate person in the course of their occupation, who forgets professional ethics, also known as White Collar Crimes (WCC). Then it’s an investigation conducted by the Central Bureau of Investigation (CBI) and Serious Fraud Investigation Office (SFIO).

In the last 10 years, approximately 6725 cases have been registered by the CBI, which have been committed by High Social Status persons. In 2014, India was 85th ranked then moved to 76th in 2015 and then 78th ranked in 2018, as reported by Economic Times on White Collar Crime.

The biggest crime by High Social Professionals in the course of their occupations.
 • Harshad Mehta securities fraud (1988-1995)
 • Satyam scandal: Biggest Even Corporate Accounting Fraud
 • Ketan Parekh Security Scam
 • Sardha chit Fund Case
 • Punjab National fraud
 • 2G Scam
 • CWG Scam
Then without honesty and integrity, you can only build something like this.

In the end, I would like to conclude that professional ethics are fundamental to any profession and business. Organisations ceaselessly to be in the quest for its objectives and goals, while profiting the employees in working up their high abilities. In this course, the adherence to high professional ethics of the representatives can be particularly contributory to the amazing accomplishment of business objectives being turned out as arranged and proposed.

Many young patients in their twenties and thirties succumbing to heart attacks in India:

Chandigarh, July 14
Heart diseases are increasing at an alarming rate, with many young patients in their twenties and thirties succumbing to heart attacks in India. This trend is a huge concern for cardiologists, said Dr H K Bali, world-renowned interventional cardiologist, who is the founder patron of HEART Foundation and Chairman of Cardiac Sciences of Livasa Hospitals (formerly IVY hospitals).

HEART Foundation, in association with Livasa Hospitals, organized a day-long academic program—CIIST360, at Chandigarh on Sunday, to highlight the latest advances in the field of cardiology. Around 250 cardiologists and physicians from different states and union territories of North India attended the conference. Eminent speakers from the region, as well as experts from New Delhi and Kolkata, delivered lectures on various cardiac diseases, including coronary artery diseases, structural heart diseases, and heart failure. Delegates had the opportunity to interact with distinguished speakers and discuss specific patient cases, enhancing the collaborative spirit of the event.

During the event, Dr Bali highlighted the numerous advances in the medical field that are now saving the lives of heart patients, especially those with poor heart function, considered untreatable, or those in which traditional methods could not be performed. The notable advancements include Protected Angioplasty in which a miniature pump ‘Impella’ is inserted for better results and faster recovery.

Dr. Bali emphasized the importance of image-guided angioplasty using IVUS or OCT, which provides better short-term and long-term results.
In addressing the needs of elderly patients at high surgical risk, Dr. Bali discussed the non-surgical treatment of aortic valve stenosis through the percutaneous technique called TAVI (Transcatheter Aortic Valve Implantation). This procedure can even be performed safely in elderly patients with surgical risks.

Dr M K Das from Kolkata emphasized that artificial intelligence is going to play an increasingly important role in the diagnosis and management of patients with heart failure. He said already in many hospitals, AI is being used to better manage heart failure patients to reduce recurrent admissions in hospitals.

Dr T S Kler from Delhi explained that irregular heartbeat (Atrial fibrillation) is becoming a very common clinical problem and it can be an important cause of strokes. It is now possible to treat such patients, especially in the early stage of the disease by ablation procedures. He said that with 3D EP systems currently available the success of ablation procedures has significantly increased.

Dr Arun Chopra senior cardiologist said that many patients with heart failure need pacemakers to improve the functioning of heart function and to prevent sudden cardiac arrest in them. He said that in appropriately selected patients these devices can be very effective in improving their left ventricular function.

Prof Ajay Behl talked about the latest advances and current guidelines in the management of heart failure with reduced ejection fraction. He said that it is important that all four groups of medicines are started as early as possible and their doses increased to the guideline-directed levels for maximum benefit for these patients.

Dr. Himanshu Gupta from PGI presented advanced techniques for treating heavily calcified coronary arteries using image guidance, Rota ablation, intravascular lithotripsy, and cutting balloons.

Dr. Atul Mathur discussed angioplasty and stenting for complex carotid artery blocks, highlighting its effectiveness and safety in preventing strokes in the elderly.
